            The installment payments price listed is per person, per month and includes furnishings, sewer, trash, cable, and Internet. You are only responsible for paying electricity.

            We have steel frame doors and deadbolts as well as door viewers on every apartment door. Each apartment will come with a fire extinguisher, sprinkler system, and several smoke detectors. We also have a fully equipped alarm system in our clubhouse.

            Parking is available for all residents.

            Yes. We allow cats and dogs under 35 pounds with certain breed restrictions. One pet per unit.

            Yes, all the apartments are furnished. Bedroom furniture includes a bed frame, mattress, dresser, desk, and chair. The living room furniture includes a sofa, coffee table, and entertainment center.

            Yes. Residents can submit their installment payments online after the first month of living at The Annex. All of our residents are able to login to the user-friendly resident portal, where they will be able to view their account, submit maintenance requests, submit installment payments, and more.

            Yes. After signing the housing contract, residents will need to speak with the property manager to let them know they intend to pay monthly installments using student loans and scholarships. Once residents receive confirmation of their loans and scholarships, the property manager will need a copy of applied loans, and the resident will be responsible for signing a separate housing contract addendum of two equal installments.

            You will be responsible for paying one of the two equal installments for installment payments as soon as you receive your student loans. Move-in fees, application fees, and first month’s installment payment do not apply for the loan agreement.

            Yes. Residents may submit their student application and any applicable guarantor fees at the same time.

            A guarantor is a co-signer that can pass a financial background check and an eviction history screening. This could be your parents, grandparents, or someone close to you that you trust and has financial stability.

            Unless you successfully qualify as a “self guarantor,” you will need a qualified parental guarantor in order to live at The Annex.

            You will receive an email from the screening company explaining that the guarantor did not pass the screening application. This email will include contact information for the company that can help answer your additional questions.

            No, we will waive your application fees for secondary guarantors.

            Residents must submit a $150 administrative fee as well as a $150 security deposit. All fees are non-refundable.

            The application fees are due once you complete your application. Your application cannot be processed until these fees are received. The administrative fee and security deposit can be paid after your housing contract is signed. The first month’s installment payment is due on the day you move in, but can also be paid prior to moving in. After the first month, installment payments will be due on the first of the month.

            No. Anyone who passes the screening process is eligible to live at The Annex.

            Yes. Co-ed living is allowed as long as management, all residents of the apartment, and their guarantors agree to the living arrangement. Residents will be expected to rent out an entire unit. For example, you cannot rent out only one room of a two-bedroom unit.

            No! All beds are leased on an individual basis for each of our residents. You will only be responsible for your own housing contract term and financial obligations.

            Through our roommate-matching services, each resident is matched with up to three potential roommates. If none of the provided options is acceptable, residents may be randomly placed with roommates in our community. Per the housing contract agreement, we are unable to transfer students to different units due to roommate conflicts.

            No problem. The Annex offers roommate-matching services. Placements are based on results from a roommate profile questionnaire. We also have individually keyed, private bedrooms for ultimate privacy.

            Yes. If space is available, you can choose your own roommates. You are encouraged to apply early to ensure there will be space for you and your roommates.
